Risk vs Reward – Buying off-the-plan

Conveyancing & Property

Buying off the plan can offer significant advantages, but it also carries risks that purchasers should carefully consider.

One of the main rewards is the opportunity to secure a property at today’s price while settlement occurs in the future. If the market rises during the construction period, buyers may benefit from capital growth before taking possession. Off-the-plan purchases can also provide access to modern designs, and new building warranties. In some cases, developers offer incentives such as upgrades, reduced deposits, or promotional pricing.

However, there are several risks. Property values may decline between contract signing and settlement, leaving buyers with a property worth less than the purchase price. This can create difficulties if a lender values the property lower than expected, resulting in a funding shortfall. Construction delays are another common concern, potentially extending the settlement period well beyond initial expectations. Buyers also rely heavily on plans, specifications and marketing materials, and the finished product may differ from what was anticipated.

Before committing to an off-the-plan purchase, buyers should obtain legal advice, carefully review the contract, understand sunset clauses and finance obligations, and consider the financial strength and reputation of the developer. A balanced assessment of both risks and rewards is essential to making an informed decision.
